1. Planning, Reviews, and Approvals

This process begins long before we meet you:

  • Floorplan Selection: Multiple meetings and reviews are completed to select the best home designs for our neighborhoods based on market research, community amenities, and convenience.
  • Designing Your Space: With the help of our in-house architecture team, we not only design the best floor plans for you but also carefully curate design collections to work within these homes and select any optional upgrades with you in mind.
  • Permits & Approvals: Before construction can begin on your home, we ensure all necessary permits and approvals are secured. This step is required for compliance with local building codes and regulations. These codes and regulations can vary in duration based on locality and specific municipal requirements.

2. Constructing Your Home

With all the permits in place, it’s time to start construction on your home!

  • Site Prep and Pouring the Foundation: We ensure the site is ready for construction by making sure the site is level. Then we’ll pour a foundation based on the house plan we are building – slab, crawl space, or basement. This sets the stage for a stable and secure home.
  • Framing Your Home: At this stage you’ll see your walls, floors, and roof being erected and start seeing your home take shape.
  • Installing Vital Systems: Plumbing, Electrical, and HVAC systems are installed next to ensure all necessary piping and wiring are in place and ensure that your home remains comfortable to live in through all seasons.
  • Insulation and Drywall: We at Stanley Martin strive to improve energy efficiency. By installing insulation to your home’s walls, attic, and floors not only improves the efficiency of your HVAC system but also regulates the temperature in your home. Drywall is then hung, which creates the walls of your home. This is when your house starts to look more like a home!
  • Interior & Exterior Finishes: The final touches to your home are happening at this stage. Items such as flooring, cabinetry, countertops, and appliances are all installed, and the interior and exterior of the home are painted. Final touch-ups on the inside, as well as landscaping the outside of your home, conclude the construction process

3. The Final Steps

Before you move into your newly constructed home, it undergoes a rigorous series of inspections throughout the build to ensure all aspects of the building meet local building codes and regulations. We also adhere to a high set of standards for each home built, so we also perform a Quality Walk on each house to ensure it is within our standards.

4. Your Responsibility

Trust the process! Here at Stanley Martin, we believe that clear and concise communication with you is integral to getting you into your new home. We invite you to attend three on-site meetings during the construction of your home:

  • Sales Contract Meeting: You will meet with your Neighborhood Sales Manager and review not only key elements of the Sales Contract but we will also the house plan, the site plan, as well as all the design options that have been selected for your home.
  • Pre-Drywall Meeting: Your Neighborhood Construction Manager will meet on-site to walk you through your home. They will demonstrate the home's key features and the next construction steps.
  • New Home Orientation: This is your final walk through of your home before you move in! Your Neighborhood Construction Manager will guide you through your home, showing you the completed product. This is also the time to bring up any questions or concerns and finalize any touch-ups.
